Neighbourhood character is about the look and feel of a place due to built form and landscaping. Council wants to ensure that new residential development does not negatively impact the city’s existing streetscapes.

Why is it important we hear from you?

The Neighbourhood Character Study identifies the existing and preferred neighbourhood character for the city through character types and precincts. Furthermore, it identifies what Council wants to achieve in an area (by specifying design objectives) and sets out how this can be achieved (the design responses).

    The draft Neighbourhood Character Study 2018 updates the previous 2002 study and identifies six broad neighbourhood character types for Hobsons Bay, one of which is a mix of two types (Inner Urban/Garden Suburban). Each character type is the result of how development history and different elements such as architectural styles, building form, landscaping, colours, materials and lot layout combine to make one residential area generally different from another.

    The six character types:

    • Inner Urban
    • Garden Suburban
    • Garden Court
    • Waterfront Suburban
    • Urban Contemporary
    • Inner Urban/Garden Suburban

  • Where are the Neighbourhood Character Precincts in Hobsons Bay?

    The 2018 Study has identified 28 individual Neighbourhood Character Precincts across the municipality that generally occur in four broad groups, ‘South’, ‘West’, ‘North’ and ‘East’. The locations of the 28 precincts are identified in Map 10 of the Study.

    A Neighbourhood Character Precinct is an area that generally shows the development history and different elements of a particular residential character types (i.e. setbacks, landscaping etc.) and the precinct area is defined on a map.

    Neighbourhood Character Precinct Brochures are detailed brochures that provide the design guidelines for established residential properties across the entire municipality. In total there are 40 brochures for all the different areas across the municipality. Each area is identified for 'substantial change', 'moderate change' or 'limited change' and a specific brochures for each area has been developed.

    To find the brochure which relates to your area of interest (i.e your Home), type the address in the interactive map search function, and then the brochure related to your area will be shown. This brochure will provide you with useful information about your...

    Neighbourhood Character Precinct Brochures are detailed brochures that provide the design guidelines for established residential properties across the entire municipality. In total there are 40 brochures for all the different areas across the municipality. Each area is identified for 'substantial change', 'moderate change' or 'limited change' and a specific brochures for each area has been developed.

    To find the brochure which relates to your area of interest (i.e your Home), type the address in the interactive map search function, and then the brochure related to your area will be shown. This brochure will provide you with useful information about your area, such as the predominant character of your street, siting of houses, expected building form, vegetation and colors and materials. It should be noted that, in addition to your specific brochure, there is a general brochure called the 'B1' brochure, which relates to all areas.
