The area’s character is defined by its industrial heritage, mix of industrial and residential uses and ‘local village’ atmosphere - but what are the key opportunities to strengthen the area’s overall appearance, amenity and identity into the future?

Summary of key issues and opportunities gathered to date

The industrial and manufacturing heritage of Spotswood, and the interplay of residential and industrial uses that exist today give the area its unique character. It also creates conflict between the function of the industrial zone and residential areas (heavy vehicle traffic, noise and pollution). South Kingsville has a more predominantly residential character but is also changing through new development.

Many of the industrial and commercial uses have changed over time and there is increasing demand for residential uses and new development precincts underway - the future character of the area will be largely shaped by the balance between the residential and industrial areas.

There is increasing community concern over heavy vehicle movements and congestion on roads such as Melbourne Road and Hudsons Road. The concern relates to the impact it has on the amenity and character of residential areas and activity centres. The West Gate Tunnel Project aims to reduce heavy vehicles and congestion within the area and includes 24-hour Truck bans that will be introduced along Hudsons Road and Blackshaws Road with exemptions for local businesses.

The ‘village character’ created by the ‘local feel’ of the areas shopping precincts, its easy access to daily needs and its low-scale and diverse mix of heritage and new is valued by the local community and should be retained and enhanced into the future.

Investigate opportunities to green-up the local area and enhance key community spaces and corridors (Hudsons Road, Hall Street) to improve the overall look and feel of the area - the Urban Forest Strategy is a key initiative to be used in this process.
